Black & White Bridging comment on inflation 📊

Todays inflation figures offer little in the way of surprises – but for those in the mortgage and property industry market, the implications are still significant.

With the Bank of England’s next rate decision just a day away, a steady 3.4% reading won’t do much to ease the pressure on borrowing costs or unlock affordability for would-be buyers.

What does this mean for the bridging market? 🤔

  1. Increased appetite for lending as investors and developers feel more confident
  2. Lenders price risk into rate, so more stable inflation can reduce uncertainty and offer more competitive pricing
  3. Lower exit costs for borrowers, increasing confidence and greater deal flow
  4. Demand for refurbishment and development-exit increases with costs stabilising

Martyn Smith, Chief Executive Officer of Black & White Bridging said:

“Stabalising inflation gives the wider market time to recalibrate — and for bridging lenders, that’s an opportunity. While mainstream borrowing conditions remain tight, there’s increasing confidence among investors and developers who are looking beyond the noise and planning ahead.

“We’ve seen a surge in applications this quarter — not speculative, but strategic. Clients are using bridging to secure assets, complete refurbs, and lock in gains while prices remain stable. Many are also using short-term finance to keep chains intact as buyers navigate high street mortgage delays.

“Inflation staying put doesn’t generate headlines, but it builds momentum quietly. For us, it’s a chance to support savvy borrowers who understand the value of speed, flexibility and relationships in a market that’s still finding its feet.”
